Sustained members of our team demonstrate accountable behavior and share our values of customer service, innovation, integrity, inclusion, financial stewardship, leadership and care.</p> <p>The Director of Environmental Services plans, organizes, develops, and directs the overall operation of the Environmental Services Department including the maintenance, housekeeping, laundry, and security functions, if applicable. The Director of Environmental Services is also responsible for overseeing the preventative and contractual care of the life plan community facilities and ensuring quality work and adherence to budgetary needs in accordance with company standards and federal, state, and local standards, guidelines, and regulations governing the life plan community to ensure that it is maintained in a clean, safe, and comfortable manner.</p> <p>Essential Activities and Tasks</p> <p>Financial, Asset/Materials, and Project Management - 30%</p> <ul> <li> <p>Assists in the development of the departmental operational and capital budget and maintains the operations within them.</p> </li><li> <p>Manages operational maintenance costs to ensure needs of the life plan community are met while adhering to the budget.</p> </li><li> <p>Takes appropriate actions to ensure physical assets are properly maintained per company standards.</p> </li><li> <p>Works with Capital Actions Team to determine capital project priorities for the year.</p> </li><li> <p>Processes unit turnover and other capital purchase order requests and oversees these requests to acceptable completion.</p> </li><li> <p>Obtains multiple bids from contractors for each capital project.</p> </li><li> <p>Manages, or assists in the management with the project development staff, the capital improvement projects from start to finish.</p> </li></ul> <p>Operations Management - 20%</p> <ul> <li> <p>Manages the maintenance function by overseeing the evaluation, troubleshooting, maintenance, and repair of technical components of the life plan community including HVAC, pumps, motors, etc.</p> </li><li> <p>Manages the housekeeping function to ensure a clean and safe environment for the residents, staff members, and visitors in all areas of the life plan community.</p> </li><li> <p>Manages the laundry function including the collection, laundering, redistribution and inventory of linens and personal laundry.</p> </li><li> <p>Oversees the process and effective completion of unit turnover within the scope of expectations.</p> </li><li> <p>Assigns and distributes work orders and holds staff accountable to complete them within 24-48 hours.</p> </li><li> <p>Determines scheduling and staffing requirements necessary to meet the departmental needs.</p> </li><li> <p>Develops and maintains policies and procedures for the maintenance, housekeeping, laundry, and security departments.</p> </li><li> <p>Monitors wastewater treatment plant and water treatment plant, if applicable.</p> </li><li> <p>May serve as a working supervisor when needed.</p> </li></ul> <p>Quality, Compliance, and Risk Management - 20%</p> <ul> <li> <p>Ensures that the building and grounds are maintained in a safe manner for resident comfort and convenience by ensuring that necessary equipment and supplies are maintained and operable to perform necessary duties and services.</p> </li><li> <p>Inspects facilities and equipment at least weekly for proper order and operation.</p> </li><li> <p>Follows up on the status of work orders and subsequent resident satisfaction.</p> </li><li> <p>Develops and implements a quality assurance program and maintains quality assurance measures to ensure city and state survey inspections meet expectations of the life plan community.</p> </li><li> <p>Develops, implements, and maintains an ongoing preventative maintenance program.</p> </li><li> <p>Reviews, develops, and implements a plan of correction for maintenance concerns and/or deficiencies noted during quality assurance and state and city survey inspections.</p> </li><li> <p>Oversees compliance with regulations pertaining to licensure and certification standards for life plan communities.</p> </li><li> <p>Performs duties in accordance with all safety and OSHA requirements, and assures departmental staff does the same.</p> </li><li> <p>Maintains the confidentiality of resident information.</p> </li></ul> <p>People Management and Development - 15%</p> <ul> <li> <p>Directly and/or indirectly manages all Environmental Services staff at the life plan community.</p> </li><li> <p>Determines scheduling and staffing requirements necessary to meet departmental needs.</p> </li><li> <p>Fosters a positive work environment that attracts, retains, and motivates employees.</p> </li><li> <p>Interviews, selects, and orients new direct reports.</p> </li><li> <p>Defines, establishes, and promotes performance expectations so direct reports understand and demonstrate excellence through high quality and consistent performance.</p> </li><li> <p>Evaluates job performance of direct reports in accordance with the company policy and procedure and provides developmental guidance to staff for improved performance and growth.</p> </li><li> <p>Monitors accountability with organization requirements prescribed by the Employee Handbook. Documents and engages employees who are routinely not observing these requirements in an effort to achieve compliance. Works with Human Resources when circumstances arise that necessitate further documentation and intervention.</p> </li><li> <p>Participates in the development, planning, scheduling, conducting, and monitoring of in-service training programs, on-the-job training, and orientation programs for departmental staff.</p> </li><li> <p>Ensures that there is a reasonable and sufficient plan for staffing should a direct report be absent or a direct reporting position be vacant.</p> </li><li> <p>Responds timely and thoughtfully to questions, requests, and work product from departmental staff that has been provided for review and approval.</p> </li></ul> <p>Customer Relations and Service Management - 10%</p> <ul> <li> <p>Listens and responds to the needs of residents and staff members.</p> </li><li> <p>Reviews and responds to complaints and grievances from residents and staff members regarding all areas of responsibility.</p> </li><li> <p>Ensures that resident personal and private property rights are followed by departmental staff at all times.</p> </li></ul> <p>Risk Management - 5%</p> <ul> <li> <p>Manages the maintenance, housekeeping, laundry, and security functions and team to ensure a safe environment for residents, staff members, and visitors.</p> </li><li> <p>Serves on various committees (including the life plan community's Safety Committee) and attends meetings of the life plan community providing written and/or oral reports of services and activities regarding the department.</p> </li><li> <p>Manages the security function of the life plan community, if applicable.</p> </li><li> <p>Works with others on the development, implementation, and maintenance of emergency disaster programs (i.e. fire, severe weather, etc.).</p> </li><li> <p>Coordinates services and activities with other departments, including Culinary, Housekeeping, Laundry, Maintenance, Therapy, Activities and Social Services, to ensure the continuity of care.</p> </li></ul> <p>All other duties as assigned.</p> <p>Qualifications</p> <p>Education</p> <ul> <li> <p>High school diploma or equivalent required.</p> </li><li> <p>Bachelor's degree in a related field preferred.</p> </li></ul> <p>Experience</p> <ul> <li> <p>Three years experience in maintenance and/or environmental services operations management required.</p> </li><li> <p>Five years of maintenance and/or environmental services experience required.</p> </li><li> <p>Experience in a long-term care facility, hospital, or other related medical facility preferred.</p> </li><li> <p>Knowledge of housekeeping and laundry practices, procedures, standards, guidelines, and regulations governing housekeeping and laundry functions in a long-term care environment.</p> </li><li> <p>Strong knowledge of HVAC, boilers, compressors and generators, and various mechanical, electrical, and plumbing systems.</p> </li><li> <p>Experience reading and interpreting blueprints.</p> </li><li> <p>Knowledge of building codes, safety, EPA, and OSHA regulations.</p> </li><li> <p>Proficiency with Windows, Microsoft Office (Word, Excel, PowerPoint), and the interne required.</p> </li></ul> <p>Other Requirements</p> <ul> <li> <p>Must be able to read, write, speak, and understand the English language.</p> </li><li> <p>Must possess a valid driver's license and acceptable driving record.
