<p>Job Summary:</p> <p>The SPMD plays a vital role in supporting the DMD by applying technical expertise to identify cost-effective and efficient solutions for maintenance issues on assigned projects. This role involves collaborating with on-site maintenance teams to ensure the longevity of facilities and assets.</p> <p>The SPMD works closely with the DMD to identify and establish relationships with vendors (Electricians, HVAC, Plumbers, etc.) and coordinates with Executive Directors (EDs), On-Site Maintenance, Regional Vice Presidents of Operations (RVPOs), and the DMD on special maintenance projects. Regular travel is required as assigned.</p> <p>This position demands a strong technical understanding of facility operations to maintain a safe and well-functioning environment for residents and staff.</p> <p>Duties/Responsibilities:</p> <ul> <li>Ensures high-quality work is performed in the most cost-effective and efficient manner. </li><li>Troubleshoot diligently, reviews work orders critically and ensures timely resolution to achieve the best outcomes for the company. </li><li>Works directly with Divisional Maintenance Directors (DMDs), Executive Directors (EDs), Regional Vice Presidents of Operations (RVPOs), and on-site maintenance teams for assigned projects. </li><li>Collaborates with the DMD to oversee quality assurance and relationships related to routine maintenance, preventative maintenance, landscaping, pest control, and other physical plant contracts and checklists. </li><li>Reviews and validate warranty guidelines before any work is performed to prevent violations of existing warranties. </li><li>Effectively communicates with the DMD before any third-party vendors begin work at a community. </li><li>Travels regularly as directed by the DMD, including potential travel outside of the division. </li><li>Conducts site inspections to assess and validate all preventive and corrective maintenance work on buildings and associated systems. </li></ul> <p>Supervisory Responsibilities:</p> <ul> <li>Provides dotted-line technical oversight for the quality of work and training of Maintenance Managers during assigned projects. </li><li>Serves as a subject matter expert on maintenance-related issues. </li><li>Manages work order systems to ensure timely and high-quality completion of maintenance tasks. </li></ul> <p>Required Skills/Abilities:</p> <ul> <li>Ability to exercise independent judgment to solve moderately complex problems. </li><li>Strong leadership and interpersonal skills. </li><li>Effective time management and adaptability. </li><li>Dependability and problem-solving mindset. </li><li>Ability to work collaboratively in a team environment. </li><li>Proficiency in multiple trades, including carpentry, electrical, HVAC, painting, and plumbing. </li><li>Competence in using common hand tools and troubleshooting maintenance issues. </li><li>Ability to communicate effectively with trade specialists regarding repairs or asset replacements. </li><li>Proficiency in using technological devices (e.g., cell phones, computers). </li><li>Basic writing, math, and data entry skills. </li><li>Familiarity with company systems and electronic communication tools. </li></ul> <p>Education and Experience:</p> <ul> <li>High school diploma or General Education Diploma (GED) required. </li><li>Two to three years of related experience and/or training, or an equivalent combination of education and experience. </li><li>Technical associate degree preferred. </li><li>Experience in custodial work or property management is a plus. </li><li>State licensure in one of the following areas preferred: Electrical, General Contractor, HVAC, or Plumbing. </li><li>OSHA 10-hour certification preferred. </li></ul> <p>Physical Requirements (Standard):</p> <ul> <li>Standing and walking over 50% of the time. </li><li>Sitting less than 50% of the time. </li><li>Regularly lifting up to 50 pounds. </li><li>Frequent use of hands and fingers for handling tools and equipment. </li><li>Frequent reaching, climbing, balancing, stooping, kneeling, crouching, or crawling. </li><li>Frequent pushing, pulling, talking, and hearing. </li><li>Potential exposure to various chemicals, infectious materials, or biological hazards. </li><li>Risk of injury from falls, burns, odors, or cuts from equipment. </li></ul> <p>Travel/Hours:</p> <ul> <li>Full-time position. </li><li>Requires over 80% travel. </li><li>Availability for on-call support during weekends and after business hours. </li><li>Provides after-hours services for urgent facility needs. </li><li>Required to assist during inclement weather and emergency conditions. </li></ul>
