<p>JOB SUMMARY:</p> <p>Performs multi-skilled and related duties requiring both routine and advanced levels of professional skill and technical knowledge. Provides training and mentor ship for apprentice level employees and may serve as lead for a multi-skilled crew. Performs preventive and corrective maintenance on building systems, and performs installations as requested. Performs other duties as assigned.</p> <p>Please note: This posting is not for a specific role but is for General Maintenance Technician III opportunities within the University as they become available.</p> <p>JOB DUTIES:</p> <p>30% - Essential - Electrical Systems Management: Traces circuits to isolate problems. Tests and changes</p> <p>failed circuit breakers, identifying voltages. Changes bulbs, ballasts, switches and receptacles. Measures</p> <p>current flow (Amps) to verify proper motor operation. Repairs 3-way and 4-way switch circuits. Checks and</p> <p>sets official building clocks. Tests emergency lighting and batteries. Performs other routine and preventative</p> <p>maintenance.</p> <p>25% - Essential - HVAC Systems Management: Perform preventive maintenance as directed and scheduled</p> <p>minor repairs on fan coils, air handlers, and re/pre-heat coils. Checks and changes filters, oil and grease</p> <p>bearings. Changes motors if repair is impractical, cleaning and re-insulating per standard procedures.</p> <p>Unstops or replaces condensate drains. Diagnosis, replaces, and calibrates bad pneumatic thermostats.</p> <p>Checks and changes industrial drive belts. Assists in changing bearings. Checks and greases pumps.</p> <p>Performs preventive maintenance and repair on air compressors to include crank cases, regulators.</p> <p>20% - Essential - Plumbing: Unstops, changes, installs, replaces, or re-hangs commercial toilets, urinals, and</p> <p>sinks. Tests and replaces failed valves and parts. Clears drains with manual or powered auger as needed.</p> <p>Installs drain lines. Performs routine and preventative maintenance on pumps, condensate systems and water</p> <p>heaters.</p> <p>15% - Essential - Customer Service, Training and Mentor ship: Leads, guides, and/or trains other</p> <p>Maintenance Technicians in applicable procedures and techniques. Completes the required training and</p> <p>testing to maintain applicable licensing. Provides customer service and communication to meet the need</p> <p>effectively and efficiently, including updating work order tracking system software with notes or data to maintain</p> <p>accurate work flow in real time, as trained. Occasionally cleans high wear areas like door casings, handrails,</p> <p>and other areas as needed. (i.e. high stairwell windows, high ceilings, etc. Safety: Promotes a safe workplace</p> <p>and safe work practices. Complies with all applicable OSHA safety mandates and enforcement of University</p> <p>LOTO policy. Complies with all NEC rules and regulations, completing all relevant training. Promotes positive</p> <p>and productive relationships within.</p> <p>10% - Essential - Carpentry: Repairs latches, locks, weather-stripping, door issues, windows, window blinds</p> <p>and window frames. Reattaches loose or missing cove base, repairs damaged or missing VCT, LVT, and</p> <p>laminate flooring.
