<p>Location:</p> <p>4900 Tiedeman Road - Brooklyn, Ohio 44144-2302</p> <p>Job Title: Head of Transaction and Lease Administration</p> <p>Job Summary: The Head of Transaction and Lease Administration is responsible for overseeing and managing all aspects of corporate real estate transactions, including lease negotiations, acquisitions, dispositions, and lease administration activities. This role involves developing and executing strategies that align with the company's real estate objectives, ensuring efficient use of resources, optimizing portfolio performance, and maintaining compliance with lease agreements and regulations. KeyBank's total portfolio consists of 1,100 leased and owned properties representing over 8 million square feet and 947 bank branches.</p> <p>Key Responsibilities:</p> <p>Lease Transactions:</p> <ul> <li>Lead and manage lease negotiations, renewals, and terminations for corporate properties. </li><li>Oversee the acquisition and disposition of properties, ensuring alignment with corporate strategies and budget constraints. </li><li>Collaborate with legal and finance teams to draft and review lease agreements, ensuring favorable terms for the company. </li><li>Manage the overall lease portfolio to ensure cost efficiency, risk mitigation, and compliance. </li></ul> <p>Lease Administration:</p> <ul> <li>Supervise the lease administration team to ensure accurate and timely processing of lease documents, rent payments, and critical dates. </li><li>Ensure the integrity of lease data and maintain accurate lease tracking systems. </li><li>Ensure compliance with lease terms, managing and mitigating risks associated with lease agreements. </li><li>Oversee and resolve lease-related issues, such as disputes or breaches of contract. </li><li>Administer all property tax payments and related tax protest opportunities. </li><li>Manage all tenant rent processing and collections. </li></ul> <p>Strategy & Portfolio Management:</p> <ul> <li>Develop and execute real estate strategies to support the company's growth and operational efficiency. </li><li>Work closely with senior leadership to align real estate decisions with corporate goals, including cost optimization, space utilization, and portfolio management. </li><li>Monitor real estate market trends and provide strategic insights to inform decision-making regarding leases and acquisitions. </li></ul> <p>Site Acquisition (New Branch & Office):</p> <ul> <li>Partners with Channel Management and the Retail Bank on the development of the branch channel strategy. Drives all site acquisition activity for new branch development. Supports consolidation efforts through lease analysis, identification of and deferred maintenance, and facility disposition. Creates an environment of continuous improvement within department, regularly benchmarking results against competitors and best practice companies. </li><li>Works collaboratively with Real Estate Strategic Occupancy, Design and Construction groups to develop and implement space/furniture/workplace design, project and portfolio management strategies. </li></ul> <p>Financial Management & Reporting:</p> <ul> <li>Prepare and manage the corporate real estate budget, ensuring that all transactions and lease administration activities are completed within the allocated financial resources. </li><li>Develop and present reports on portfolio performance, lease transactions, and market conditions to senior management. </li><li>Implement cost-saving initiatives through effective lease negotiation and portfolio management. </li></ul> <p>Risk Management and Compliance:</p> <ul> <li>Monitor legal and regulatory changes affecting real estate transactions and lease administration, ensuring the company remains compliant with relevant laws and regulations. </li><li>Manage risk assessment processes related to lease negotiations and acquisitions. </li><li>Develop and maintain comprehensive risk management strategies to address potential challenges in the real estate portfolio. </li></ul> <p>Critical Competencies:</p> <p>Strategic Leadership: Provides a clear vision of how the team supports and drives the priorities of Corporate Real Estate and KeyBank Customer Savvy: Focuses the team on working collaboratively with partners, peers, and customers to develop real estate solutions that optimize mutual business performance. Seeks out and is open to data from several sources and accurately evaluates operating, financial, partner and customer requirements.</p> <p>Forward Thinking: Develops and operationalizes plans that anticipate short and long-term business demands. Continually reviews the way things get done to improve efficiencies and productivity; challenges the status quo.</p> <p>Executive Judgment: Evaluates facts, determines alternative solutions to problems, evaluates courses of action and reaches sound management decisions.</p> <p>Skills and Qualifications:</p> <ul> <li> <p>Education: Bachelor's degree in Real Estate, Business Administration, Finance, or a related field. A Master's degree and/or professional certifications is preferred.</p> </li><li> <p>Experience:</p> </li><li> <p>Minimum 15 years of experience in corporate real estate, with at least 5 years in a leadership role focused on transactions and lease administration.</p> </li><li> <p>Strong experience in lease negotiations, portfolio management, and real estate financial analysis.</p> </li><li> <p>Knowledge of real estate law, market trends, and lease structures.</p> </li><li> <p>Skills:</p> </li><li> <p>Excellent negotiation, communication, and interpersonal skills.</p> </li><li> <p>Strong analytical skills and experience with lease management software.</p> </li><li> <p>Ability to lead and motivate teams, while working collaboratively across departments.</p> </li><li> <p>Proficient in financial analysis, budgeting, and forecasting.</p> </li><li> <p>Solid understanding of corporate real estate operations, including lease administration and transaction management.</p> </li><li> <p>Experience in project management and driving strategic initiatives within a large organization.</p> </li><li> <p>Strong leadership and decision-making abilities.</p> </li><li> <p>Detail-oriented with a strategic mindset.</p> </li><li> <p>Proven track record of managing large-scale real estate portfolios.</p> </li><li> <p>Ability to work under pressure and handle multiple priorities in a fast-paced environment.</p> </li></ul> <p>Reports To: Head of Corporate Real Estate</p> <p>Location: Cleveland, OH (preferred)</p> <p>Salary & Benefits: Competitive salary with benefits package based on experience.</p> <p>Job Posting Expiration Date: 04/30/2025</p> <p>KeyCorp is an Equal Opportunity and Affirmative Action Employer committed to building a diverse, equitable and inclusive culture.
