<p>JOB SUMMARY:</p> <p>HVAC Maintenance 3rd Shift - Carries out all duties assigned in a timely and skillful manner involving various HVAC tasks corrective and preventative maintenance in all buildings including but not limited to AHU,s Pumps, Fire Dampers, etc. Complies with all rules & regulations including OSHA, DHEC, EPA & the requirements of the State and national building codes. Trains less-experienced workers in the HVAC field. Communication & Customer Service is top priority. Performs other duties as required. Subject to call back as needed. Performs other duties as assigned.</p> <p>JOB DUTIES:</p> <p>65% - Essential - HVAC Maintenance: Performs maintenance and repair of- C/W & H/W systems, AHU's, FCU's, Fire Dampers, Pumps, VAV's, DX, type equipment, exhaust systems & all other HVAC related equipment. Performs scheduled & unscheduled preventative maintenance within cost and time allotted per PM Guidelines. Changes filters, oils, greases & replaces components per PM analysis. Re-insulate per SOP. Unclogs or replaces condensate drains after determining failure. Install, upgrade, maintain and repair control systems both pneumatic and electronic. Including but not limited to trouble shooting, calibrating, editing and upgrading logic, installing short runs of conduit for control circuits and pneumatic tubing, uses various types of software and computer applications. Perform control PM's and correct alarms in the BAS system. Trouble shoot, maintain, repair, replace, perform startups on variable frequency drives and motor starters. Test Eyewash & Safety Showers when possible.</p> <p>10% - Essential - HVAC Maintenance: Install, upgrade, maintain and repair Heating Water, Chilled Water and Steam systems both primary and secondary. Including but not limited to hydronic pumps, heat exchangers, actuated valves, circuit setting valves, heat recovery systems and all associated piping.</p> <p>10% - Essential - HVAC Maintenance: Install, upgrade, maintain and repair various types of air handling/conditioning equipment and building mechanical systems. Including but not limited to single and multi-zone systems, dual duct, terminal reheat, variable volume, fan coil, air handling units, compressed air and vacuum systems.</p> <p>10% - Essential - HVAC Maintenance: Install, upgrade, maintain and repair various types of DX equipment both water and air cooled. Including but not limited to chillers, coolers, environmental chambers, heat pumps, condensing units, ice makers, freezers and all associated piping and components. Maintains required records for EPA refrigeration tracking.</p> <p>5% - Essential - Safety: Promote and encourage a safe workplace and safe work practices while maintaining a level of responsibility for compliance with all published safety absolutes and health directives. Promote a positive and productive safety environment. Trains other employees in the HVAC field as needed.</p> <p>MINIMUM REQUIREMENTS:</p> <p>Education - High School or Equivalent - and experience in the installation and maintenance of HVAC systems or in the operation and maintenance of HVAC mechanical and building control systems.
