<p>Position Summary and Job Duties</p> <p>To perform skilled maintenance work at the Rock County Department of Publics Works Facilities in several different disciplines; direct digital control systems, heating, ventilation, air conditioning, electrical, plumbing, building service, and grounds</p> <p>60% Troubleshoot, maintain and repair a variety of equipment and systems.</p> <ul> <li>Digital and analog controlled devices including electrical/pneumatic controls, analog temperature sensors, digitally controlled low voltage relays, pressure differential sensors and humidistats. </li><li>Hot water boilers, hot water systems, pumps, bearings, pulleys, sheaves, and associated equipment required to maintain a hot water heating system. </li><li>Chilled water compressors, cooling towers, chilled water systems, evaporators, condensers, pumps, motors, pulleys, sheaves, bearings, and associated equipment required to maintain air conditioning systems </li><li>Air handling equipment, including filters, coil, dampers, actuators, motors, belts, pulleys, sheaves, bearings, shafts, and associated equipment required to maintain a ventilation system. </li><li>Sinks, toilets, faucets, flushometers, valves, piping, drinking fountains, and associated equipment required to maintain a plumbing system. </li><li>Electrical equipment including fixtures, interior and exterior lighting, switches, contactors, starters, emergency generators, and associated equipment required to maintain an electrical system </li><li>A variety of commercial mowers and grounds equipment. </li><li>Fire protection systems. </li><li>Secured Detention equipment </li><li>CCTV Equipment </li></ul> <p>25% Perform routine building maintenance and services</p> <ul> <li>Maintain, repair, and replace flooring, painting, and drywall as needed. </li><li>Repair office furniture, move office furniture, and transport furniture and other items to off-site facilities </li><li>Change light bulbs as necessary. </li></ul> <p>10% Maintenance of building and Grounds</p> <ul> <li>Mowing (as needed), trimming, pruning, and landscape maintenance. </li><li>Planting flowers and shrubs. </li><li>Watering and weeding. </li><li>Cleaning of grounds including parking areas. </li></ul> <p>5% Perform other duties as assigned</p> <p>Success Factors (KSA's)</p> <ul> <li>Working knowledge and experience operating computer controlled HVAC systems. Knowledge of HVAC life safety interfacing and relay logic. </li><li>Working knowledge of a hot water heating system and air conditioning systems. </li><li>Working knowledge of ventilation, plumbing, and electrical systems. </li><li>Ability to maintain buildings and grounds. </li><li>Working knowledge of fire protection systems, secured detention equipment, and CCTV equipment. </li><li>Ability to perform the required maintenance services at leased facilities. </li><li>Ability to work with and coordinate work with contracted service agencies. </li><li>Ability to prioritize work projects. </li><li>Ability to work with contractors. </li></ul> <p>Job Requirements, Education, Training & Experience</p> <ul> <li>Graduation from a high school or its equivalent. Three years experience in HVAC maintenance, operation of direct digital control systems, electrical maintenance and plumbing; or equivalent combination of training and experience which provides the knowledge, skills and abilities to do the job. </li><li>Must possess a valid Wisconsin Drivers License and a working telephone. </li><li>Able to pass a criminal backgroung investigation due to working in secure facilities. </li><li>Ability to maintain confidentiality due to working in secure facilities. </li></ul> <p>Essential Job Functions (physical elements, equipment and working conditions)</p> <p>Physical Elements</p> <ul> <li>Lift, push, pull </li><li>Must be able to lift 50 lbs. </li><li>Carry 50 lbs. up stairs; to roof. </li><li>Pull 50 lbs. up to roof. </li><li>Shovel/push snow by hand (sidewalks) </li><li>Bending, squatting, kneeling </li><li>Must be able to bend, squat, kneel, in order perform maintenance activities on cell - combi-units, security elements, dispatch stations, and plumbing chases. </li><li>Under floor work, run wiring, change equipment. </li><li>Climbing, overhead work </li><li>Must be able to climb stairs, ladders, roof access ladders. </li><li>Must be able to work for a sustained period of time on ladders to change lights, repair fixtures, door maintenance. </li><li>Must be able to work off a lift platform/climb scaffold. </li></ul> <p>Equipment Use</p> <ul> <li>Variety of electric and non-electric hand tools, multi-meter testing equipment, sewer augers, lift platform, scaffolding, walk behind snowblowers, mowing equipment, weed eaters, hand shovels, weed sprayers. </li><li>Operation of motor vehicles including pick-up trucks with plow and salter attachments, box trucks, lift gates, tractors and skid steers with a variety of grounds keeping attachments. </li></ul> <p>Working Conditions</p> <ul> <li>Both indoor and outdoor work during all four seasons - Winter, with cold, ice and snow; Summer, with high heat and humidity. </li><li>CPR/AED certification </li><li>Possible exposure to blood and/or body fluids. </li></ul>
